To ease the burden of answering the many questions that your guests may ask, I imagined using Airbnb for the first time and came up with this list of questions. Here’s how you can address them.
1. What Amenities Are Available for Use?
When occupants question amenities, they are generally asking to what degree their comfort level will be. The more amenities provided, the easier and more relaxing their stay. Amenities can be higher-end finishes available at your Airbnb investment property such as a high-end gas stove or a pool. However, things such as WiFi, TVs, and pet accommodations are also worth mentioning.
Be sure to also list items such as towels and linens (and if and how often you plan to replace them). Keep in mind that if you indicate you have a fully stocked kitchen, it needs to have enough appliances, and cooking supplies to be able to create a meal from scratch.
2. What Languages Does the Host Speak?
This may seem like a bizarre question at first but considering that Airbnb is used on a global level, your investment property guests may be arriving from anywhere around the world. List all languages you are comfortable with speaking on your Airbnb listing.
You may even have other language speaking contacts aside that may help you arrange and host your guest’s stays. This allows your Airbnb investment property to be more marketable to travelers from around the world.
3. What Is the Property Like?
One of the biggest concerns for guests may be that the property does not match the description or the host is unresponsive to a guest’s additional needs. Be sure to list as much information as possible about your Airbnb investment property.
Occupants may further question the listing. This can include if appliances are working, if air conditioning and heating is available, and whether or not handicap features exist. Having a property that is child friendly is also important to indicate. Child friendly properties can include fenced in pools and yards, child proofed outlets and cabinets, and even the availability of a crib.
4. How Can I Assure That There Is a Secure Transaction Between the Host and Guest?
Both hosts and guests can limit their risk of fraud and scams by using Airbnb features. This includes verifying IDs, profiles, reviews, messaging, the secure payment feature and the host guarantee available through the site. If the guest is acting suspicious in their intended use for the property or insists on making payments outside of the secure payment feature on the Airbnb website, this may be a red flag.
5. What Restrictions Are There on Uses for the Property?
It is common for Airbnb users to book a property for the sole purpose of an event or gathering. Be sure to indicate on the profile if the space and neighborhood permits large gatherings, excessive noise, and additional parking. Specify if the property welcomes pets or limits specific animals.
6. Who Do We Contact in Case of an Emergency?
In case of an emergency, the host and occupants need to be able to contact one another. This can be done through the Airbnb’s messaging system. As a host, you should also leave a list of emergency contacts at your Airbnb investment property.
This should include local police and fire stations, a few local hospitals and pharmacies, and your contact information. This is especially important to guests visiting from abroad as they may be unfamiliar of where to get help in case of an emergency. 7. How Can I Cancel My Reservation?
If the guests at your Airbnb investment property must cancel their reservations at the last minute, you have the right to keep some or all of the payment for their scheduled stay. 8. How Do I Get to the Property?
When your guests first arrive to the city they are visiting, it is essential for them to know how to get to your Airbnb investment property. Provide clear driving and public transportation directions. Also, leave a list of the best routes and transportation options they have during their stay. This will help them better enjoy their stay and might even score you a good review on the Airbnb site!
9. What Is the Area Like?
No host likes to admit that their investment property may be in a non-affluent area or in an area that has a high crime rate; however it is important to be honest. Remind your occupants to be smart with the valuables they have.
Also, indicate if it’s safe to walk around at night or alone. Let your guests know what your relationship is with your neighbors. Are they helpful or do they dislike guests? You can also provide information on the nearest supermarkets, convenient stores, and gas stations. This will help your guests get better acquainted during their stay.
10. What Insider Tips Can You Give Me?
This question will probably be the most fun one to answer. Your Airbnb investment property ownership status has made you the king/queen of insider tips on the neighborhood/city you are in. You can use an Airbnb calculator to determine the potential income from your short term rental property. Of course, your computations will be more realistic if you use accurate Airbnb data.
Feel free to provide your occupants with as much information you have to offer. Tell them about your favorite coffee spots, food trucks the best places to get trendy clothes and find touristy souvenirs. Give them tips on the best places to hang out in the city, whether it is a hidden picnic spot on a hill or a bustling touristy area full of culture and history. Give them the tips they need to make their trip worthwhile!
