As a beginner in real estate, one thing you should know is that it isn’t a get-rich-quick scheme. It’s a business that requires a lot of research, strategic planning, and patience to succeed. At first, it can be a bit overwhelming for newbies since you need to research and analyze different markets and properties, as well as keep up with the latest real estate trends.

Manually carrying out the research would eat up a lot of your time and could be a nearly impossible task. Imagine collecting all-important numbers for different markets, recording them on a spreadsheet, and doing all the calculations? Let’s not even get started on what would happen if you made a small error on any of the numbers.

The most annoying part would be spending a lot of time analyzing a market or investment property only to realize it’s not worth your time. No investor wants to find themselves in such a situation.

Enter Mashvisor’s Property Finder.

In today’s blog post, we’re going to look at Mashvisor reviews and some of its essential tools.

What Is Mashvisor?

Mashvisor is an online rental finder designed to streamline real estate investors’ tasks and make their life easier. It comes with several resources to teach investors the basics of real estate investing and how to find investment properties.

Most importantly, it provides reliable data and analytics so that you can see the expected performance of any market or property. The platform’s predictive analytics gives you a glimpse of future trends and forecasts based on comparative and historical data.

Firstly, Mashvisor allows you to search for profitable traditional and Airbnb investment properties in any city or neighborhood you desire. The listings are pulled from MLS and other sources. Secondly, you get analytics to show you whether the property will make you more profit as a traditional long-term rental or as a short-term rental.

They are what makes Mashvisor stand out. Most home finders only focus on traditional or short-term rentals. Mashvisor, on the other hand, provides you with analytics for both strategies so you can select the ideal one. It is also essential in helping you find a rental property that matches your requirements.

On top of that, Mashvisor comes with various tools that allow investors to carry out market and property analyses and help them become informed on multiple markets. It pulls its data from various reliable and credible sources to give you up-to-date information.

Understanding Mashvisor’s Property Finder

The tool is also known as rental property finder or investment property deal finder. As its name suggests, it is a software solution that helps real estate investors find rental investment properties that fit their preferences and criteria. You can think of it as an investment property search engine.

Mashvisor’s Property Finder tool uses machine learning algorithms to provide you with property listings that match your specifications. You’ll also get predictive analytics on the properties you’re interested in. It is quite important since you’ll not only find properties that match your requirements but also get the potential return on investment data.

The Mashvisor property finder is relatively straightforward. All you need to do is set up your search criteria using the provided filters. The algorithm then scans your desired housing market to give you with property listings that fit your search criteria.

How Does Mashvisor’s Property Finder Work?

As we’ve mentioned above, you first have to set up your search criteria using the different available filters. Here is a breakdown of the filters:

Property Finder Filters

  • Location – The Location filter helps you specify the location you’d like to find investment property listings. Simply type in the name of the city you’d like to invest in. Our tool also allows you to search for investment properties in up to five cities simultaneously. The names of the cities you’ve selected will appear in the green boxes at the bottom of the search bar.
  • Miles – The Miles filter helps you set a radius for your property search. The filter only works if you’ve selected one city. Basically, you can use it to set the distance from the city you’d like the Airbnb investment property to be. The distance can be up to 250 miles.
  • Budget – The Budget filter will let you set a price range for your investment properties. Simply specify the minimum and maximum amounts, which should range anywhere between $50,000 and $5,000,000.
  • Rental Strategy – Use the Rental Strategy filter to only see results that match your desired rental strategy, whether the traditional or vacation rental strategy. By default, the filter is usually set to “All Rental Strategies.” However, you can change it to narrow it to either of the strategies.
  • Property Type – The Property Type filter allows you to select the property type you’d like to invest in. The property types include single-family homes, multi-family units, condos, co-ops, and many others. The Property Finder tool displays all property types by default, but you can use this filter to narrow them down.
  • Number of Bedrooms and Bathrooms – Use the filter to only display properties with the number of bedrooms and bathrooms you desire. You can set it from “Any” to “5 bedrooms and bathrooms.”

Mashvisor’s Property Finder comes with several filters that help real estate investors find rental investment properties that fit their preferences and criteria.

Search Results

Once you’ve set the filters above to fit your search criteria, Mashvisor’s Property Finder will display property listings that match your requirements. However, unlike other listing platforms that only list properties matching your criteria, our rental property finder goes a step further and shows you the most profitable properties.

In short, Mashvisor’s Property Finder looks for the top-performing properties within your neighborhood of choice and displays them at the top. The algorithm sorts the property listings based on the potential return on investment.

The search results will include crucial property details such as:

  • Listing price
  • Property address
  • Property estimated value
  • Traditional cash on cash return
  • Airbnb cash on cash return

You can then use the above metrics to compare the search results.

And that’s not all. Once you’ve found an investment property that arouses your interest, you can click on it and go to the Purchase Analysis page. The page gives you access to another important Mashvisor tool, the Investment Property Calculator, which we’ll look at more in-depth later.

Saving Listings

Let’s go back to the search results page. On each property listing, you’ll notice a green checkmark and a red ‘X’ sign. The green checkmark will ‘like’ the property and save it so you can come back and view it later. On the other hand, the red ‘X’ sign will ‘dislike’ the listing and remove it from your recommendations.

Once you come back and you want to view your saved investment properties, click the “heart” button at the top right corner. You’ll be directed to the Saved Homes page, where you can see a list of all your “liked” properties. In addition, you can see the properties’ details, including property type, listing price, your rating of the properties, and whether they’re tenant-occupied or not.

Finally, you can download a PDF report of the listing, share the property listing, or remove it from your saved homes.

What Other Tools Does Mashvisor Have?

Modern-day real estate investors carry out most of their functions online. Instead of just using any online house finder to carry out such tasks, let me introduce you to a set of tools that will help you massively.

Before we can look at the tools, make sure to book your demo today to see what they can do for you and your business.

Booking a demo will also give you access to the Mashboard, where you can generate quality leads, find the most suitable properties, and access property owner data.

1. Heatmap

The three most important aspects of a real estate investment are location, location, and location. We can’t ever go tired of overemphasizing how important location is.

At Mashvisor, we understand the importance of this aspect. In case you don’t know, different areas within the same city may offer different potentials when it comes to property prices, rental income, occupancy rates, and other important rental property metrics. This is where Mashvisor’s Heatmap tool comes in.

Mashvisor’s Real Estate Heatmap is a neighborhood analysis tool that helps you see which parts of a neighborhood are most lucrative or have the highest potential. How does the tool work?

The first action you take is typing in the city where you desire to begin your investment property search. Next, you use a set of filters to display the results based on your criteria. The filters include:

  • Property value
  • Traditional rental income
  • Airbnb rental income
  • Airbnb occupancy rate
  • Traditional cash on cash return
  • Airbnb cash on cash return

For example, if your investment budget is $300,000, you’ll enter the figure at the Property Price filter, and the heatmap will show you which neighborhoods fit your desired price range and the ones that don’t.

Understanding the Heatmap Results

Luckily, the heatmap tool is easy to use and understand since it’s color-coded. Neighborhoods that fit your criteria will be displayed using the green color, while the red color will represent the ones that don’t. In case you find difficulty understanding the results, check the price range at the bottom of the heatmap tool and see where your budget fits in the color scheme.

Afterward, you can now set other filters, such as rental income and cash on cash return. Again, remember that green will represent areas that fit your requirements. If you desire to start a short-term rental business, use the Airbnb occupancy rate filter.

At the end of the above process, you’ll get a list of some top-performing neighborhoods in the city.

2. Investment Property Calculator

We briefly mentioned Mashvisor’s investment property calculator and promised to look at it comprehensively.

When it comes to finding investment properties, many people think it simply involves placing an offer for a home that interests you, negotiating then closing the deal. However, it is a rookie mistake and a recipe for disaster.

You need to scrutinize further each listing you’re interested in by using an investment property analysis tool. This is where our investment property calculator comes in.

The calculator allows you to conduct a comprehensive investment property analysis of all listings on Mashvisor’s Property Finder. You’ll get accurate projections for the following metrics:

  • Rental income
  • Property expenses
  • Cash on cash return
  • Cap rate
  • Cash flow
  • Occupancy rate
  • Ideal rental strategy

However, your situation may differ from the numbers provided, or your research may show different results. It is why our Airbnb investment calculator is interactive. For example, you can enter your financing and see how they will affect your cash on cash return and cap rate. If you aren’t paying cash, you can also enter the down payment and other mortgage details to see your actual cash on cash return.

Mashvisor’s investment property calculator allows investors to perform a comprehensive analysis of the listings on the Property Finder based on several metrics.

3. Property Marketplace

To complete the equation, we include a special tool to help investors find off-market properties that you may not find on Mashvisor’s Property Finder. Smart investors know that some of the best property deals aren’t listed publicly. Off-market properties appeal to investors due to numerous reasons, such as:

  • They’re sold below market prices
  • There’s less competition from other investors
  • Negotiations are more flexible

However, finding such opportunities isn’t that easy. Many people will recommend using traditional methods, such as hiring a real estate agent, driving for dollars, or word of mouth. While the said methods may be a bit useful in your local market, they can be limiting when you want to find off-market real estate in other markets.

Mashvisor’s Property Marketplace is designed for this specific purpose. It allows you to find the hidden investment opportunities and analyze them.

Just like the Property Finder, you can also set filters to ensure you get the best property listings in the market of your choice. The investment properties range from bank-owned homes to foreclosed properties, short sales, and other properties listed by private property sellers and agents.

Once you’ve found an off-market property that interests you, you can carry out investment property research using the vacation rental income calculator. If the estimations from the calculator appeal to you, you can get the property owner’s contact details so you can reach out, make an offer, and negotiate.

Use Mashvisor’s Property Finder to Invest

If you’ve been struggling to find investment property, Mashvisor’s Property Finder will help you find profitable rental properties. In addition to profitable listings, our platform also provides you with reliable and accurate data so that you can use predictive analytics to make smart investment decisions. Use Mashvisor’s tools to find profitable investment opportunities and carry out market and property analyses.
