How to Give a Great Sleep Experience to Your Airbnb Guests

As a host, it is vital that you have the best possible sleeping solutions available for your paying Airbnb guests.

Invariably, no matter how they choose to spend their days, your guests will be returning to your establishment at some point in the night—or the following morning!—to sleep and rest. However, if you have not got good sleeping solutions available for your guests, they likely won’t get the good night’s sleep that they are paying for. 

A bad night’s sleep can make even the happiest of guests grouchy. Indeed, it doesn’t matter how many facilities you offer if your guests are too tired to be able to enjoy them at their best! It is for this reason that it is vital that you take the time to ensure that every one of your customers has the chance to have the best possible sleeping experience. But how can you offer them this? 

Many accommodation facility owners don’t take the time needed to ensure that their facilities are of the quality that their paying guests expect. A bad sleep on the part of even a single guest could ruin a business’s reputation, especially for a new Airbnb business. As such, taking the time to make sure that your facilities meet your guests’ expectations is vital.

Are My Sleeping Facilities Good Enough?

As a B&B or hotel owner, one of the biggest upfront investments you will have for your business will likely be in the room furnishings. As such, you might feel hesitant to replace these furnishings; after all, doing so can represent a considerable expense! However, failing to replace your Airbnb guests’ sleeping furniture will only result in you getting a bad reputation and bad Airbnb reviews!). 

It is not that difficult to tell when you should replace your property’s old bedding. If the mattress is heavily stained or seems to dip/bulge in certain places, it almost certainly needs to be retired in favor of a new mattress. Choosing a high-quality mattress is essential for your rental property. There are some vacation rental owners that with the right choice, got four out of ten positive reviews, only because they know how to choose a good mattress.

Similarly, if your sheets aren’t coming up as clean as they once did, you really should consider getting these changed as well; think of all of the bacteria that could be living in a yellowed old mattress cover! Not nice—and your paying guests certainly won’t appreciate it either.

How to Tell

There are a number of ways in which you can tell whether your beds or bedding need replacing, without having to sample each of the rooms yourself. Make sure to listen to your Airbnb guests’ complaints; this means that, if two or more people have complained about the same room, make sure that you listen to their concerns! After all, as the old adage goes, the customer is always right!

As well as this, take into consideration any other comments that the customers may have made; if they report that they woke up multiple times coughing or sneezing, for example, then it could be the case that the room is actually contaminated with dust mites from the bedding—this definitely is not permissible for a commercial room!

Choosing the Right Bedding

If you decide that you need to replace your rental property’s bedding, then it is important that you choose the right type of bedding for you. For one, you should always choose a bedding that is within your budget; it is far better to ensure that the entire room’s bedding has been replaced than to spend all of your money on replacing just one aspect of the bedding!

“When choosing a mattress, you should always aim to please everyone. Of course, you won’t be able to thrill every person with the mattress that you choose, but everyone should be able to have a decent night’s sleep on a medium firmness mattress.”, says Linda Jones, a sleep expert at Mattress1000.

Alternatively, if you really cannot afford a new mattress but know that yours isn’t in the best condition, a mattress topper could be an affordable alternative option for you to consider. 

Improving your customers’ sleep experience could be as simple as changing the pillows. Giving your customers pillows that will be right for them will help them to have a good night’s sleep, so don’t try to cut corners when it comes to pillows; choose the best ones that you can afford. Premium quality pillowcases will also help you to prolong the life of your existing pillows—saving you money in the long run! 

As for sheets, the best bed sheets should be made from top quality, 100% Egyptian cotton for the highest standard of comfort. For a more budget-friendly option, make sure to choose sheets that are made from at least standard grade cotton only; avoid choosing polyester sheets that might be cold and potentially uncomfortable. 

Remember, the bedding that you choose needs to match the price of your room. If you are renting the room(s) out at a budget value for guests then you can get away with having slightly less luxurious surroundings for your Airbnb guests. If your rooms are listed at premium prices, though, you should also be providing a premium service to meet your customers’ expectations.
