Monthly Rental Income = $2,000 – $600 = $1,400

Annual Cash Flow = (12x $1,400) – $4,000 = $12,800

Total Cash Invested = (0.2 x $300,000)+ $2,500 + $15,000= $77,500

CoC Return = ($12,800/ $77,500 x 100)= 16.5%
